Hose bib leaking at handle or won't shut off completely
Reported Symptom
Water dripping or running continuously from hose bib even when handle is turned fully off. Or water leaking around the handle stem when bib is open.
Safety Warnings
- •Turn off interior supply before disassembly. Note: hoses left on frost-free bibs over winter cause frozen pipe failures inside the wall — educate tenant on hose removal at each service visit.
Possible Causes
- 1Worn seat washer on standard bib. Worn frost-free cartridge. Loose packing nut allowing water around stem. Debris on valve seat.

Diagnostic Steps
Identify leak location precisely: is water coming from the spout (drip), from around the handle/stem (packing leak), or from the vacuum breaker on top?
Expected: Leak location identified — determines repair
If fails: If water is coming from inside the wall: frost-free pipe damage — open wall to diagnose
If leaking around stem/packing area: try tightening packing nut (behind handle) 1/4 turn clockwise with wrench while bib is open.
Expected: Leak at packing stops with slight tightening
If fails: If still leaks after tightening: shut off supply, replace packing material
If dripping from spout when closed: shut off interior supply. Remove handle, unscrew packing nut or bonnet, pull out stem.
Expected: Stem accessible for inspection
If fails: If stem won't come out (frost-free bibs have long stems — full removal required)
Inspect rubber washer at stem tip (standard) or at far end of long stem (frost-free). Replace if worn, flat, or cracked.
Expected: New washer installed, drip stops after reassembly
If fails: If new washer and drip continues, valve seat is damaged — replace full bib
Solution
Tighten packing nut for stem leaks. Replace seat washer or frost-free stem for spout drips.
